With the state of the economy today you would think that getting approved for a housing mortgage would be almost impossible. Banks are in fact not as willing as they once were to hand out mortgages to everyone. However at the same time many of these same banks are sitting on a large collection of repossessed homes for which they have no buyers. If you have a relatively decent credit score you might still be able to secure a mortgage on a home for you and your family.
The first thing you will need is a pay stub form to prove your monthly income to the bank.
When you are employed by someone other than yourself this is generally not a problem as you get a pay stub form every time that you get paid. On it will be a listing of how many hours you work in a typical week and how much your gross weekly salary is. Then your stub will should have a complete listing of all the deductions that are taken out of your paycheck for the pay period. At the bottom will be the amount you take home called your net pay.
The banks do not want to sit on these homes; they are not really in the business of selling real estate. Their business is making and lending money; if they are not lending money out to their customers then they are not making any money on the interest being paid. While you do not need to have perfect credit to get a home mortgage, you should have at least moderate credit. What the bank is going to be looking at is your ability to pay and how much money you have as a down payment.
To obtain the information on your ability to pay the bank is likely to ask for your current pay stub form and ones from several months past to look for consistent proof of income.
They will also want a copy of your last several years W-2 tax forms and then they will pull a credit history. Chances are that as long as your credit score is moderate and you can prove steady income that can support your mortgage payments and still pay your bills you will secure a home mortgage.
Even for those who are self employed the bank is going to require some form of proof of income. If your business has been established for several years, your annual tax statements will most likely work, but if your business is relatively new you might want to consider printing yourself a series of paystubs to show that you have a weekly income that will sustain a mortgage payment.
